THE HOME SELLING PROCESS

STEP 1 - PRICE YOUR HOME RIGHT

One of the most important steps of the home selling process is setting the right price. Josh Dicks and Iowa Realty will be able to prepare a detailed Competitive Market Analysis of your home’s value and make recommendations for pricing based on recent sales, comparable listings, your home’s condition and specific features. We will take into account other considerations, such as the location, nearby amenities, similar homes in the area, and other miscellaneous factors that may impact its overall value. Setting a reasonable and competitive price from the beginning is important in helping you sell your home for the maximum amount as quickly as possible!

STEP 2 - PREPARE YOUR HOME TO SELL

Before you list your home, there are some steps to take so you can adequately showcase your property and generate maximum interest with potential buyers. In addition to deep cleaning and decluttering, you should do your best to depersonalize your home by removing family photos, signage with names, and other personal mementos. We can even suggest some improvements during a walk through that will generate a higher purchase price. There is no reason to wait until the inspection to complete any minor repairs such as squeaky doors and leaky faucets. It helps to brighten up the interior with a coat of paint and improve your landscaping to impress buyers with the instant curb appeal. If you're home will be vacant by the time you list with us, you may consider staging the property with neutral furniture and tasteful decor.

STEP 3 - MARKET YOUR HOME TO POTENTIAL BUYERS

We will utilize our immense tools and innovative technology to market your property to potential buyers. Our listings appear everywhere potential buyers are searching, including the local MLS, Realtor.com, Zillow, Trulia, and more. Between online exposure, social media, and other forms of the most effective marketing available today, we will work tirelessly to ensure your listing gets in front of the right buyers.

STEP 4 - ACCEPT AN OFFER AND COMPLETE CLOSING

Once you receive an offer — or several offers — we will help you determine how to proceed. You may decide you want to accept an offer, counter it, or reject it until the right one comes along. We will also help guide you through the period between accepting an offer and closing day, including the home inspection, submitting all paperwork, and every other important step. As closing nears, we'll be sure you've completed any agreed-upon repairs and sufficiently moved out of your home. On your big closing day, you will simply sign paperwork and the sale will be final.

THE HOME BUYING PROCESS

STEP 1: GET PRE-APPROVED FOR A MORTGAGE

First you'll want to get pre-approved for a mortgage loan before you begin your home search. During your mortgage preapproval a mortgage professional will review your financial situation and verify your income and debt status. Once you've completed the pre-approval process, the mortgage professional will let you know just how much house you can afford to buy based on the loan amount you qualify for. STEP 2: SEARCH FOR YOUR HOME

Establish your specific wants and needs, such as number of bedrooms, bathrooms, location, and amenities. I will set up a search for all available properties that match your criteria and we'll schedule showings to tour homes in person. We can also set up a custom search based on your criteria and have the latest listings delivered straight to your inbox immediately when they hit the market.  

STEP 3: SUBMIT AN OFFER

Once you find the perfect home, you may decide you're ready to move forward with making an offer. We'll then discuss to determine a fair offer price, how much earnest money to put down, and establish any specific conditions or terms of the purchase, such as target closing date, who is responsible for closing costs, etc. We will submit your offer to the seller and hopefully it will be accepted! The seller may also decide to respond with a counteroffer, after that you have the option to counter this offer as well.

STEP 4: PREPARE FOR A SUCCESSFUL CLOSING

Your offer was accepted and you're now under contract! During this time, you'll need to get documentation to your lender (if you applied for a loan), choose a home inspector, and obtain your title and home insurance. Don't worry, I'll thoroughly walk you through each of these steps, can offer fabulous recommendations for any services you need and can answer any questions that may arise. As your Realtor, my job is to make this process as seamless as possible and help you meet all of your deadlines. In the end, all parties will sign paperwork and you'll walk away with the keys to your beautiful new home!
